Audio recordings of Board meetings, workshops, or public hearings are available for purchase pursuant to Florida Statute 119.07 through the District Clerk for $1.00 per CD requested. Middleton Community Development District B was established pursuant to City of Wildwood Ordinance No. O2026-16 on May 11, 2026. The lands that are encompassed by the District are located in the City of Wildwood, FL and consist of approximately 595.5 acres. In order to provide infrastructure services, the District will issue Special Assessment Revenue Bonds. The proceeds of these bonds are used to construct improvements within the District which consists of roadway improvements, landscaping, open areas, streetlights, multi-modal paths, master drainage systems and a water and waste water distribution and collection service system. The bonds are supported by assessments that are levied upon the benefiting properties. In addition to the bond assessment for construction of the infrastructure, there is an annual maintenance assessment to provide for the services and ongoing maintenance and administration. Each homeowner may prepay the bond assessment against their property at any time; however, the maintenance assessment is ongoing and determined at the annual budget hearings by your Board of Supervisors.
Middleton Community Development District B is currently governed by a five-member Board of Supervisors elected under Florida Statute Chapter 190. Initially, supervisors are elected by landowners based on acreage ownership (one vote per acre or fraction thereof). This structure ensures continuity during the development phase while infrastructure is completed in accordance with approved plans.
As the District matures and reaches statutory thresholds for resident participation, governance transitions from landowner-based elections to qualified elector elections (registered voters residing within the District), with staggered terms as defined by Florida law.
As a governmental entity in the State of Florida, Middleton Community Development District B is subject to Sunshine Law, Public Records Law, financial reporting requirements, and ethics standards under Florida Statutes, including Chapter 112, Part III (Code of Ethics for Public Officers and Employees).
